Condition report

A thorough survey of the home before a sale — under the regulations in force since 2022.

en

A condition report gives a thorough review of the home, with particular weight on the building-technical issues that matter when ownership changes hands. Misunderstandings are avoided and disputes are prevented before they start.

The report does not replace the seller's duty of disclosure or the buyer's duty to inspect, but it makes both parties safer. It describes and assesses the building elements the surveyor has observed, with a summary up front and every checkpoint in the main section.

We make visual observations and inspect readily accessible parts of the structure. Deviations are marked with condition grades — TG2, TG3 and TGiU are highlighted in the summary so you see what matters at a glance.

For reports made after 1 January 2024, floor area is stated under the new rules: usable floor area (BRA), without the old split into P-rom and S-rom.

Condition grades

We go through the house.
Point by point.

Every building element is given a condition grade from TG0 to TG3 — or TGiU when something could not be inspected. TG2, TG3 and TGiU are highlighted in the summary so you see what matters right away.
