Agricultural valuation
Valuing farms for sale, loans, estate division, allodial cases and expropriation.
Valuing an agricultural property means setting a value for different purposes: sale, loans, estate division, allodial cases, expropriation and more. The rules are many, and we know them.
For sales that require a concession, and for borrowing, the Concession Act and the circulars from the Ministry of Agriculture and Food apply. The property is assessed on market value, but not higher than the guidelines allow.
In allodial redemption cases the value is set under the Allodial Act, and for expropriation the Expropriation Act applies. Farmland and forest are generally valued on net yield — as are other resources and rental income. Whatever the purpose, value is closely tied to yield potential, use value and residential value.
